Ventilation: What It Is and Why It's So Important

In essence, ventilation is the unrestricted flow of air through attics and all other concealed air spaces. A properly designed and implemented ventilation system can reduce your heating and air conditioning costs, extend the life of your roof and help eliminate serious problems caused by moisture, such as condensation, mildew and mold.

Attic temperatures, which can easily reach 140-160 degrees on hot summer days, can be kept be kept as low as 105-110 degrees, thereby creating a more comfortable living space and reducing your air conditioning costs.

Excessive heat may cause organic materials, such as wood and asphalt, to age prematurely and fail. Reducing the amount of heat that is absorbed by, and which lingers within, the roofing material helps extend the life of your roof.

Moisture that comes from inside your home will settle into your attic insulation reducing its effectiveness as a thermal barrier. By removing this moisture quickly, your heating costs will be reduced.

Moist air that is not removed quickly will condense. It may settle onto roof surfaces causing dry rot. It can stimulate the growth of mildew and mold. And it can flow back into your home just as if you had a leak. In order to eliminate serious problems like mold, mildew and “leaks,” moisture must be removed quickly.

The American Institute of Architects estimates that 90% of homes in
the U.S. have unacceptably high levels of moisture.

From our experience, the most effective way to combat these issues is to provide a minimum of one (1) square foot, i.e. 144 square inches, of Net Free Ventilation Area (NFVA), for every 150 square feet of attic floor space with approximately one half (1/2) of the NFVA at or near the eave and one half at or near the ridge. In addition, wherever you have insulated open beam or cathedral ceilings, a minimum one (1) inch vented air space should be provided between insulation and roof sheathing.
